Thank you for your interest in The Brownstones at First & Church. Here are some of the frequently asked questions about the property.
When do you expect the Brownstones to be completed?
Twenty-two of the twenty-six will be completed by the Summerof 2008. Eight of our homeowners have already moved in. The final four homes that front 1st Avenue will be started in May 2008.
How much does it cost?
Pricing is established by the buyer and builder based on the finish schedule desired. The unit pricing ranges from $1,500,000 to $2,500,000 depending on the square footage and finish schedule. At this stage with the high level of finish that the Brownstones offer, you can count on spending at least $350 per square foot for every square foot under the roof except for the garage, excluding units 9 and 19 which are $400 per square foot.
Will there be a monthly association fee?
The neighborhood association will take care of all exterior landscape maintenance of the common area. This includes everything except the area in your private courtyard. The initial fee is $250 per month. The association is controlled by the owners of the units and consequently can be modified up or down depending on the wishes of the owners.
Ok, I understand these homes are expensive, so what kind of finished product can I expect for the price I have to pay?
These homes are destined to be featured in architectural magazines. The quality is some of the best in Nashville.
Will The Brownstones have attached garages?
Each unit has a two-car garage, except for unit 19 which has a 3-car garage. The inside garage height will be about 13 feet. We expect some of that height to be used for storage space.
Will the streets be limited access or public? What’s the plan for guest parking?
The interior street ( Emily Court ) is owned by the Association and consequently could be gated at some point if the owners choose. We have put in all the underground wiring and support system for the gate to ensure the residents have the option to install gates.
The on-street parking will be public use but mostly used for visitor parking for The Brownstone units. Plus, there is a free parking garage right across the street owned by the city.
Do you compensate Real Estate Professionals who bring a client?
Yes we do. D9 Development is the listing broker on all these homes and will pay a 3% commission to any licensed real estate professional.
